H-E-B, Home Depot, Costco, and More: What's Opening at The Village at Gateway in Forney
For years, Forney residents drove to Mesquite, Garland, or even Dallas for the shopping they couldn’t find locally. Those days are ending — fast.
The Village at Gateway is a major retail development off US-80 in Forney that is reshaping the entire commercial landscape of Kaufman County. If you’ve driven by lately and noticed the construction, the cranes, and the parking lots going up — here’s exactly what’s being built and when you can expect it.
What Is The Village at Gateway?
The Village at Gateway is a large-format retail center being developed at the US-80 / FM 460 corridor in Forney. It’s designed around the big-box anchor retailers that Forney and surrounding communities have been waiting for — and it’s coming together faster than many expected.
What’s Already Open
Costco Fuel Station
Already open as of February 2025.
Costco’s fuel station was one of the first pieces of the development to come online, and it’s been busy from day one. Kaufman County residents can now fill up at Costco prices without making the trip to Rowlett, Garland, or Dallas.
Home Depot
Opened November 13, 2025.
Home Depot’s Forney location is now serving contractors, DIYers, and homeowners from across Kaufman County. Given the scale of new home construction in Forney, Talty, Heartland, Crandall, and surrounding areas, the timing couldn’t be better. No more driving to Mesquite or Rockwall for materials.
Coming Early 2026
H-E-B
Expected: Early 2026
This is the one Forney has been waiting for. H-E-B — the beloved Texas grocery chain widely considered one of the best supermarkets in the country — is coming to Forney.
For years, H-E-B’s closest locations to Kaufman County were in Mesquite or far east Dallas. That distance has been a real inconvenience for residents who prefer H-E-B’s quality, pricing, and Texas-made products. The Forney location changes the entire grocery calculus for the area.
H-E-B stores typically include:
- Full-service deli, bakery, and pharmacy
- Extensive prepared foods section
- True Texas BBQ in select locations
- Excellent produce and meat selection
- Competitive pricing on everyday items
This will likely become the primary grocery store for a significant portion of Kaufman County once it opens.
BJ’s Wholesale Club
Expected: Early 2026
BJ’s Wholesale is a membership warehouse club (similar to Costco and Sam’s Club) that’s expanding its Texas presence. Forney’s location is part of that push.
For fitness-focused shoppers, BJ’s offers bulk proteins, frozen meals, healthy snacks, and household staples at warehouse prices — similar to what Costco offers, with the added convenience of being open to non-members for a day fee.
Coming Later in 2026
Burlington
Expected: Q3 2026+
Burlington Coat Factory brings affordable clothing, shoes, and home goods to Forney. Great for families and anyone looking to update their wardrobe without department store prices.
Ross Dress for Less
Expected: Q3 2026+
Another off-price retail staple coming to the Village at Gateway. Ross consistently offers good deals on name-brand clothing, fitness gear, and home products.
Target
Expected: Q3 2026+
Target’s arrival would complete the retail picture for Forney — giving the area a full-service general merchandise retailer alongside H-E-B for groceries, Costco and BJ’s for bulk, and Home Depot for home improvement.
What This Means for Forney
The arrival of this retail cluster is significant beyond mere shopping convenience. Here’s why:
It Changes the Commute Math
Right now, a meaningful portion of Forney residents’ spending leaves the city. Every trip to Mesquite, Garland, or Dallas for groceries or big-box shopping means money — and time — leaving Kaufman County. The Village at Gateway starts reversing that.
It Supports the Housing Boom
Forney’s population has grown 91% since 2020 — now at roughly 45,902 residents growing at nearly 9% annually. Large retail centers are a lagging indicator of population growth; they arrive after enough households exist to support them. The Village at Gateway is the market saying: Forney has arrived.
It Improves Quality of Life
There’s something genuinely different about having what you need close to home. Less time in the car, less planning around long trips, less driving 30+ minutes for a grocery run. Quality of life in a suburban community is substantially tied to what’s accessible locally.
