Forney is adding neighborhoods faster than most people can keep track of. If you’ve driven down US-80 or I-20 lately, you’ve seen the construction — new rooftops in every direction, new schools going up, and new families moving in by the hundreds.

Gateway Parks is the closest major community to TX Fitness. The drive is a straight shot — no turns, no tolls.

Devonshire

What it is: A master-planned community off FM 548 south of US-80. Builders include Ashton Woods, Highland Homes, and Shaddock Homes. Griffin Elementary is on-site.

Drive to TX Fitness: ~7–10 minutes via FM 548 to US-80.

Devonshire families love the trails and fishing ponds in the neighborhood, but head to TX Fitness when they need squat racks and free weights.

Overland Grove

What it is: A Century Communities neighborhood with the brand-new O.B. Johnson Elementary on-site. Homes from the $440s.

Drive to TX Fitness: ~3–5 minutes on US-80.

One of the closest communities to the gym. Some members joke it’s faster to drive to TX Fitness than to walk to their community pool.

Trinity Crossing

What it is: A multi-phase Lennar community in central Forney. Family-oriented with community parks and walking trails.

Drive to TX Fitness: ~3–5 minutes on US-80.

Like Overland Grove, Trinity Crossing is right in the heart of Forney — practically next door.

Polo Ridge

What it is: A GFO Homes community with homes from the low $500s. Spacious lots with a premium feel.

Drive to TX Fitness: ~5–8 minutes.

A newer community that’s still growing, with residents already showing up at TX Fitness regularly.

Clements Ranch

What it is: A 243-acre community near Lake Ray Hubbard. 1,005 lots, largely built out. Won the 2021 McSam Award for Master Planned Community of the Year.

Drive to TX Fitness: ~5–7 minutes.

Clements Ranch is established now, and many long-time members at TX Fitness call this neighborhood home.

Fox Hollow

What it is: A community between US-80 and I-20 built by Bloomfield Homes and Impression Homes. Closing out, but new residents are still settling in.

Drive to TX Fitness: ~5–8 minutes.

Northspur (Between Forney and Terrell)

What it is: A 700-acre, 1,500-home community right on US-80. Phase 1 is underway with M/I Homes and Impression Homes.

Drive to TX Fitness: ~8–12 minutes west on US-80.

The newest major development on the corridor. TX Fitness is the closest full-service gym for Northspur residents.

Heartland (Crandall)

What it is: The giant — 2,100 acres, 7 builders, homes from the $240s to $610s. Multiple amenity centers including the Oasis.

Drive to TX Fitness: ~10 minutes north to US-80.

Heartland has its own fitness center at the Oasis, but many families supplement it with a TX Fitness membership for the heavier equipment and personal training.
